Every so often, my mother gets on one of these optimistic, delusional kicks where she thinks it’s any less than financial suicide to sell all her property in Iowa and move to northern California. During one such phase, we wandered into Steve’s office on a whim and were received with a warm reception. I’d warned her about the exorbitant market prices, but when she saw just how close to reality that shoebox was, her questions became panicked and she unleashed that Chinese “wit.”

“Do you have any foreclosures?” “What about the fix ‘er uppers?” “Four hundred thousand for that junk?!”

Steve dealt with her questions with the patience and understanding of a saint, and led us through many queries to find the ideal house. Despite my mom leaving crestfallen, having communicated she was in no position to obtain anything but the free lollipops on the counter, we received several no pressure follow-up/check-in emails from Steve.

Now that the sale has been completed and I have a moment to reflect on the purchase transaction with the Mendoza’s I wanted to take a moment and commend you for your outstanding professionalism. As you know the real estate market has drastically changed complexion. Gone are the days of fast sales with little or no documentation loans. Each transaction now requires diligence and attention to detail and this is especially true of the VA purchase financing.

VA loan, inspection and appraisal requirements at a minimum required delicate communication to all the parties involved. The multiple changes to value and your persistence in seeing the Mendoza’s receiving the maximum seller’s credit for closing resulted in this loan closing and was the difference in the Mendoza’s completing the purchase of their home.
